How does purchasing a property from your site work?

We will draft up a contract for your review and electronic signature via DocuSign. Upon signing the contract, you’ll need to deliver your deposit per the terms in the contract. Once received, the property is officially taken off the market and other potential buyers can no longer put it under contract. Woohoo!

Are you a real estate brokerage?

We are not a real estate brokerage.  A real estate brokerage is like an introduction service to help you find a seller of real estate.  We are the seller.  Therefore, we do not need the introduction of a realtor.  We have found each other already!  We are just private individuals who have personally invested in some land and we are then trying to sell the land.  Much in the same way that a private individual can sell his or her car, we can sell our land.  A private individual does not need a car dealership to sell his car.  They can make an advertisement online or put a “for sale” sign on their car.  It is the same way with us.  As individuals and a business – we are advertising what we have to sell. 

Can you keep me help me look for a specific kind of property?

Sure! Simply let us know the specific kind of property you’re looking for and we’ll see what we can do. We cannot promise how quickly we’ll be able to have it in stock, but it’s likely that we’re already shopping for something similar. Are their any hidden fees when buying land from you?

Nope! No hidden fees here. Everything is spelled out in the contract regarding what the Buyers pays for and what the Seller pays for at closing. If you do not understand the contract terms, please notify us so that we can explain!

Why are your properties so cheap or below market value?

We buy properties below market value and we sell properties below market value. Our goal is to move our off-market inventory to our Buyers as soon as possible by offering a discounted price. In doing so, the Buyer gets instant equity from day one!

How do I know if this is a safe way to purchase property?

We close 99.99% of our transactions with a reputable title company (example: Fidelity National Title). This way, title to the property will be properly conveyed from owner to owner with title insurance (protects you down the line from any unwarranted claims). Lastly, the title company will safely and securely handle your closing funds and will record the transaction properly with the County. Your purchase is important to us and we want you to have peace of mind when buying from Land For Grabs!

What is a Special Warranty Deed?

A special warranty deed is a legal document that transfers ownership of real property from one person to another. It guarantees that the title is free and clear from the time our company purchased the property up until the time that we sell the property to the buyer.
